O&M’s Ltd have assisted Klein Environmental with the O&M Mechanical Services Manual for the refurbishment of The Accurist Building in central London.
The Works Package included the fit out of half of the second floor and the whole of the third floor at Accurist House, 44 Baker St, London; the project consisted of an existing CAT A installation which has been modified to a CAT B fit out to suit the new partitions and segregations.
The existing Mitsubishi VRF system has been modified, this has included the removal and relocation of some existing fan coil units and the inclusion of a new fan coil units to suit the internal cooling loads of the cellular and open plan offices areas and meeting rooms. Each room has been provided with individual AC control.
The existing ventilation system has been modified in line with the VRF system alterations, and rebalanced to provide correctly proportioned supply and extract ventilation to the newly constructed internal spaces.
A new multi split AC system has been installed for separate cooling to the new communications rooms on both floors. The cold water main within the landlord’s riser has been extended to the kitchen tea points and vending areas. Point of use water heaters and wall kettle have been installed in each tea point location.
